Your rental property will be advertised on our website, on the Northwest Multiple Listing Service (NWMLS), and on various online home directories (e.g. Zillow, Hotpads, Trulia, Craigslist). We also thoroughly screen all applicants through a third-party vendor. A yard sign will be placed on the property also.

Your lease rate is going to be determined by several market factors including the condition of the property, location, and the rental rates for competing homes in the immediate area. Unfortunately, the markets that dictate lease rates vary vastly from the markets that influence value of properties. Please contact our office and we can discuss this with you as it relates to your specific property. Ask us how much you could expect in rent.

Regular inspections of the property are completed by the property manager when taking on the rental, midway through a lease term, and when a tenant moves out, and any other time as requested by the owner. Periodic inspections are recommended to determine preventative maintenance due and to gauge the extent of tenant damages (if any) to the property.

Would you prefer to hear from your property manager every time something occurs with the tenancy or would you prefer them to handle situations with your best interests in mind? Advise the property manager of your expectations to avoid confusion. Also discuss your preferred method of communication - is it by email, your home phone, cell phone, or text?

Yes. In Washington State, if you deny an applicant based on their participation in a rental assistance program like Section 8, you would be guilty of discrimination.

The lease commission covers all services and costs related to marketing your property for lease. This includes marketing pictures, showing service, listing your home on the NWMLS, screening tenants, preparing lease agreement paperwork, conducting the move-in, move-in condition report and taking pictures.

Our full management service includes all of our initial leasing services (leasing commission is still incurred) and once the tenant has moved-in, we assume all management responsibilities. This includes rent collection, inspections, handling all maintenance requests and repairs, and all tenant communications.

Every month we will email you an accounting statement which includes all income and expenses for the reporting period. We also provide electronic copies of any invoices incurred during the reporting period. You will also have 24/7 access to your personal online portal where you can review all accounting information as it pertains to your property.

No. We work with reputable third-party vendors in the greater Seattle area. All of our preferred vendors are licensed, bonded, and insured. You will have access to an electronic copy of every invoice showing actual costs. We provide full transparency for all repair and maintenance charges.

We make it a priority to pay owners as quickly as possible. Once rent is collected and any outstanding invoices are paid, we submit an ACH file to our bank with rent distributions. You should expect to see your owner payment in your bank account between the 10th and 15th of each month.
